my entire blog was just deleted -- i am growing a serious distain for this site ... my pictures werent't uploading so i did a word-only version. then i got a picture to upload and in the process it deleted all the update -- grrr.
anyway, the picture is of the add on i constructed under the kitchen in the lower level, we replaced the floor joists above with new 2x8s (seen in the photo)... the entire beam on the south end were replaced and recessed ( with LVLs - laminate vaneer lumber, which you can see above, they are orange in color). i will finish the north beams this week - a large part of the basement renovation.
